The effort is undertaken to estimate fair market value. Fair market value is the price a willing seller may receive from a willing buyer. This data is used to develop the schedule of values or appraisal manual. The appraisal manual was adopted by the County Commissioners on September 5, 2023. Once finalized, a review of each neighborhood occurs. The review evaluates properties within those neighborhood markets based on:
This is done to assure the schedule of values is equitably applied.
The revaluation will become effective January 1, 2024. All appraisals are based on market conditions and sales prices leading up to January 1, 2024. Revaluation uses market and values established for January 1, 2024 to assess property. This will be the case until our next revaluation.
